Research scope
ISC provides directional public-record real-estate research and workflow guidance. It is not legal advice, a title report, an appraisal, a payoff statement, a lending commitment, or a guarantee that a transaction can close. Source links appear only when retained by the current market data feed.
Investor verification
You are responsible for verifying foreclosure status, reinstatement or payoff amounts, title, liens, taxes, property condition, value, ownership, deadlines, lender requirements, and the legality and suitability of any acquisition or financing strategy.
No transaction orchestration
ISC does not represent you, contact lenders or owners on your behalf, cure defaults, negotiate assumptions, provide closing services, or direct the legal or financial execution of a transaction.
Subscription and territory
Each paid subscription covers the territory or territories shown at checkout. Current pricing is $199 per territory monthly or $1,500 per territory annually. Market access is shared and capped; leads are not exclusive.
Renewal and cancellation
Subscriptions renew automatically at the cadence shown at checkout until cancelled. You may turn off renewal from My Markets or the billing portal. Access continues through the paid period unless a payment is reversed, disputed, refunded, or otherwise invalidated.
Data timing
The Hot List is refreshed on a weekly delivery cycle. Source observations can still be delayed, incomplete, corrected, or wrong. A one-cent balance or other unresolved condition can affect a foreclosure or closing.
Email preference
Email notification when a new Hot List is ready is enabled by default. It is optional and can be turned off at setup or anytime under My Markets without cancelling dashboard access.
